I'll be getting two months, possibly three, for "fixturing". I don't pay rent for these months.

I need to put down a floor of some kind there. Not sure what material I want to use yet. Something people can spill stuff on.

Vinyl tile squares. They're cheap and come in a million colours.

It has cement floors in the pinball area - half has carpet on it. My first thought was to rip up the carpet and paint it all.

Carpet would help a lot with noise, which is good in a small space like that. Maybe carpet squares?

One washroom is brand new. The other is older, kind of funky, but works.

Make the new one the Women's bathroom :)

Minor set back. The space I was looking at isn't going to happen. I had until the middle of May to verify there would be no problems from the city in terms of zone requirements, accessibility, etc on that space. I don't want to put a bunch of money into building improvements on a building I don't own (and possibly only leasing for one year).

The question of wheelchair accessibility came up. This space is NOT accessible and would take some money to make it so. The realtor got antsy when I brought it up. I made a call to the district to inquire about it. When I told the realtor I called he started pressuring me to just sign the lease.

"Once you sign the lease you can do whatever you need to do."

He didn't want me asking the district any other questions. He didn't want me there for the zone requirement and fire walk through because he said "I'd just make trouble for him and the owner."

I hung up on him mid sentence and sent him an email that said we're done.

There were a couple other red flags that came up during discovery. I don't need the hassle and I really dislike expensive surprises. There must be a reason this space hasn't leased in over two years. I never found out what it was, but by the realtors reactions, there is something there.

Oh well, plenty of arcade spaces in the sea - or something like that.

It's amazing... that realtor sounds like so many pinball flippers it's uncanny! They will do / say whatever just to coax you into finishing the deal. Glad you asked all the right questions before signing on the dotted line!

A little update to this.

I've found a new space, made an offer. The district came in for an inspection. Most looks good except, because of the age of the building, there is no proper rear fire exit. The workaround is to tie into the existing fire system for the building and put a loud bell in the space. The problem is, there is no existing fire alarm in the building.

The owner is not against putting one in however.

So I'm in a holding pattern until either he installs one or decides to not install one.
